1. Bookings & Confirmation

A booking is confirmed only upon receipt of a deposit and written confirmation from the Owner. The person making the booking must be over 18 years of age and accepts these terms on behalf of all members of the party.

2. Payment

• A deposit of 25% of the total rental cost is required to confirm a booking.
• The remaining balance is due no later than 6 weeks before the start of the rental period.
• For bookings made within 6 weeks of the arrival date, the full amount is payable at the time of booking.
• Payment may be made by bank transfer or such other method as agreed with the Owner.

3. Cancellation

• Cancellations must be made in writing to the Owner.
• If cancelled more than 6 weeks before arrival, the deposit is non-refundable.
• If cancelled within 6 weeks of arrival, the full rental amount is non-refundable unless the property is re-let for the same period.
• The Owner strongly recommends that Guests take out appropriate holiday cancellation insurance.

4. Occupancy

• The maximum occupancy is 14 persons. This must not be exceeded under any circumstances.
• The property is let for holiday purposes only and must not be used for any commercial activity.
• Sub-letting or assignment of the booking is not permitted.

5. Arrival & Departure

• Check-in is from 16:00 on the day of arrival.
• Check-out is by 10:00 on the day of departure.
• Early check-in or late check-out may be possible by prior arrangement, subject to availability.

6. Care of the Property

• Guests are expected to leave the property in a clean and tidy condition.
• Any damage to the property or its contents must be reported to the Owner immediately.
• The Owner reserves the right to make a reasonable charge for any damage, excessive cleaning or missing items.
• Smoking is not permitted inside the property.

7. Pets

Pets may be permitted by prior arrangement and at the Owner's discretion. An additional cleaning charge may apply. Pets must not be left unattended in the property and must not be allowed on furniture or in the bedrooms.

8. Sauna

• Use of the sauna is at Guests' own risk.
• Children must be supervised by an adult at all times when using the sauna.
• The sauna must be turned off after each use.
• The Owner accepts no liability for any injury or illness arising from use of the sauna.

9. Owner's Liability

The Owner shall not be liable for any loss, damage, injury or inconvenience suffered by any Guest or member of their party during the rental period. Guests use the property and its facilities entirely at their own risk. The Owner shall not be responsible for any failure of utilities, equipment or services beyond their reasonable control.

10. Owner's Right of Access

The Owner or their representative reserves the right to access the property at any reasonable time for the purposes of inspection or necessary maintenance, and will endeavour to give reasonable notice except in cases of emergency.

11. Complaints

Any complaints should be raised with the Owner as soon as possible during the rental period so that they can be addressed. Complaints raised after departure cannot be investigated properly and are therefore unlikely to be resolved.

12. Governing Law

These terms and conditions are governed by the laws of Scotland. Any disputes shall be subject to the exclusive jurisdiction of the Scottish courts.
